How We Work

Step 1

Free Design Consultation

We walk your property with you, talk through what you want the space to feel like after dark, and note the trees, architecture, and pathways worth lighting — no pressure, no obligation.

Step 2

Your Lighting Plan

We put the design on paper fixture by fixture — what gets lit, from where, with which beam spread — and price it as a fixed proposal. Nothing is ordered and no deposit is taken until you've approved it.

Step 3

Clean, Low-Voltage Install

Our crews hand-dig and tuck 12-volt cable below grade, set transformers discreetly, and mount solid brass and copper fixtures — with your lawn and beds left the way we found them.

Step 4

Night Aiming & Ongoing Care

We return after dark to aim every fixture by eye, set your timer or app schedule, and walk the finished system with you — then keep it dialed in with optional annual maintenance.

Frequently Asked Questions

Do you work with HOAs and property managers?
Regularly. We're comfortable with board approval cycles, budget seasons, and multi-property portfolios, and we'll provide the written scope, fixture schedule, and per-unit pricing a board needs to make a decision. We can also phase work across budget years so a large common-area project doesn't land in one assessment.
Can you maintain lighting you didn't install?
Yes. A large share of our commercial work is taking over neglected systems — relamping, replacing failed transformers and corroded connectors, re-aiming fixtures that have drifted, and getting a property back to fully lit. We'll assess what's worth keeping and what's past saving, and tell you straight.
Do you offer maintenance contracts?
Yes. Scheduled visits keep a property consistently lit rather than degrading between complaint-driven service calls. A typical contract covers periodic inspection, relamping, re-aiming, connector and transformer checks, and seasonal timer adjustments as sunset shifts through the year.
Can lighting reduce our energy costs?
Usually, substantially. Converting legacy halogen or metal-halide exterior lighting to LED commonly cuts exterior lighting energy use by a large margin while improving light quality and cutting relamping labor to near zero. We'll model the change against your current fixture count as part of the proposal.
Are you licensed and insured for commercial work?
Yes. We're licensed, bonded, and insured, and we provide certificates of insurance naming your entity as required. We coordinate permits where a project calls for them and work to the jurisdiction's requirements.
